Why Ridgetown Basements Take Water

Ridgetown sits on the heavy Brookston clay that runs across most of southeast Chatham-Kent, and clay is the reason. It doesn't drain — it holds water against the foundation wall like a bathtub liner. Then it swells through a wet April and shrinks through a dry August, and that cycle works on the wall year after year. In a poured wall it opens hairline vertical cracks. In a block wall it pushes, and eventually you get a horizontal crack or a bow.

The second half of the problem is the drainage. A lot of Ridgetown housing stock dates to the era of clay tile weeping systems — short lengths of unglazed tile laid end to end at the footing. Interior or Exterior?

This is the question every Ridgetown homeowner asks, and the honest answer is that it depends on your wall and your yard. Interior systems intercept water at the footing and send it to a sump — less disruptive, no landscaping destroyed, and the right call when a driveway, a deck or a mature tree makes digging outside impractical. Exterior work costs more and tears up the yard, but it keeps water out of the wall entirely, which matters if the wall itself is deteriorating rather than just leaking.

Before You Spend Anything

Two things worth checking yourself, because they're free and they solve a surprising share of Ridgetown wet-basement calls. First, downspout discharge — on flat ground a downspout dumping at the wall puts hundreds of litres straight against the footing in one storm. Extend it six feet out. Second, grading — clay settles, and a decade after the house was built the ground often slopes back toward the foundation. Building the grade back up so it falls away is cheap. If the basement still takes water after that, the problem is below grade and needs real work.
